City of Weiser issued more new home permits in 2019 than previous year

The city of Weiser issued almost twice as many building permits for new homes in 2019 than in 2018.
 According to year-end figures from the city’s building department, there were 13 permits for new homes issued in 2019, which is up from seven new homes in 2018.
 The construction value of the 13 new homes in 2019 was placed at $1.43 million. The construction value of the seven new homes in 2018 was placed at $792,467.
 The construction value is based on the existing city permit rate schedule of $66 a square foot, which is about half of what construction costs actually are today. The construction value does not represent what the home will sell for.
 Nobody was building any McMansions in Weiser. The average size of the new homes in 2019 was about 1,400 to 1,500 square feet, which would be considered starter-sized or entry level homes. The new homes were scattered around town and filled in the few remaining empty lots within the city limits.
 City building inspector Dave Loos said there are not that many vacant lots left in town to build on and the new homes were infill on existing lots.
 The buildout of the final phase of the Autumn Court subdivision is ongoing. The residential development has been around for years and is located on Pioneer Road and immediately to the west of the Fred Hust rodeo arena.
 The Weiser City Council approved the final plat for phase three of the Autumn Court subdivision in June of 2016 and 21 homesites. Value Homes of Idaho owns the last 15 or so undeveloped lots and is the homebuilder for the development.
 Improvements, such as roads and sidewalks, have already been installed for the final phase. City utilities like power, sewer and water also are in place to serve the development.
 Other than Autumn Court, there are no active subdivisions in the city of Weiser. But that could change in the future. The city building inspector said there has been interest in building homes in Weiser by a developer who said he would come back in the spring.
 The new home construction in 2019 and 2018 in Weiser is welcomed after a few years of inactivity. The city issued only two building permits in 2017. Both of the homes were located on Park Street and the construction value was placed at $109,000 each.
 In Washington County, there were 20 building permits issued for new homes with a construction value of about $2.3 million. Another seven permits were issued by the county for manufactured homes with a value of $313,000.
 In 2018, the county issued 21 new home permits that totaled about $3.16 million in construction value. The residential growth was not in any one area and scattered around the county. The average construction value for new residential construction in 2018 was $150,000 with some new homes higher than that and some lower.
 The county planning department issued 10 building permits for new homes in 2017. The construction value of those homes was estimated at $1.21 million.
